The question everyone asks

Stucco or EIFS? They are not the same thing.

One is portland cement built up in coats over lath. The other is insulation board with a reinforced base coat and an acrylic finish. They can look nearly identical and they behave completely differently — in cost, in weight, in insulation, and in how they fail.

Most contractors install one and recommend it for everything. We install both, which means we get to tell you the honest answer for your wall.

Traditional stucco

  • Portland cement, three coats over lath
  • Hard, dense and impact resistant
  • No added insulation value
  • Heavier — the structure has to carry it

EIFS

  • Insulation board, base coat, acrylic finish
  • Continuous insulation across the studs
  • Lighter — good on additions and upper floors
  • Needs its sealant maintained

Our process

Four steps, and no surprises in the middle.

You will know what is happening on your house and roughly when, from the first visit to the day the scaffold comes down.

  1. Free estimate

We walk the elevation, talk through stucco against EIFS, agree the texture and color, and put a written number in front of you. No charge, no obligation.

  2. Prep and base coats

Weather barrier, lath or insulation board, flashing and accessories, then the base coats — rodded flat and given the cure time the material actually needs.

  3. Texture and finish

The finish coat in the texture you approved on a sample, run elevation by elevation with the same crew so it stays consistent the whole way around.

  4. Final walkthrough

We walk the exterior with you, clear anything on your list, and leave the site clean. Then the house is yours again.

Front elevation, finished — cream stucco above a light stone veneer base, with black-framed windows and a dark board-and-batten gable.

Why Stucco MSOTO

Hands-on, texture-obsessed, and local.

A working trade business run out of Northlake — multiple textures, one crew, and the same hands on your elevation from the first coat to the last.

  • Custom-home quality

The finish you see on Chicagoland's high-end new builds, applied with the same care on a rear addition as on a front elevation.

  • Stucco and EIFS

We install both systems, so our recommendation is based on your wall rather than on the only thing we know how to do.

  • Texture options

Smooth, sand, dash and custom finishes — sampled on site in daylight, then kept consistent across the whole exterior.

  • Clean, reliable crews

On time, tidy site, finished right. On a custom build the exterior holds up four other trades, and we know it.
