Working in Northlake

The housing stock here is mostly post-war — brick ranches, Cape Cods and bungalows built out through the 1950s and 60s, with newer infill scattered through the neighborhoods and a commercial and light-industrial corridor along North Avenue. That mix means we do a bit of everything in Northlake: stucco on additions and dormers, repair on walls that have been patched a few too many times, exterior repaints, and EIFS on the commercial elevations along the main roads.

  • Post-war brick and masonry stock

    A lot of Northlake walls are brick or block with stucco added later on an addition, a dormer or a garage. Tying new stucco into existing masonry needs the right barrier, lath and expansion detail or the joint cracks within a couple of winters.

  • Splash-back at grade

    Narrow setbacks and drives close to the house mean a lot of water and road salt hits the bottom three feet of these walls every winter. Soft, crumbling stucco at the base is the usual result, and it is normally a weep screed and grade problem.

  • Commercial along North Avenue

    The business corridor has plenty of EIFS and stucco elevations old enough for their sealant joints to be due. That is repair work, not recladding, and it is a lot cheaper to do before water gets behind the finish.
