The work

On a custom build the exterior finish is the trade everybody sees and the trade that sits on the critical path. It cannot start until the roof, windows and rough openings are right, and the mason, the roofer and the trim carpenter are all waiting on it. Being good at the work is only half the job; the other half is being predictable.

That is the part we have built the business around. We sequence with the other trades instead of around them, flag detailing problems while they are still cheap to fix, and keep a crew on a house until the elevation is done rather than pulling them off to start somewhere else. Our process

How we work with a builder

Each stage is written down in the estimate, so you know what is happening on your house and roughly when.

  1. Takeoff and estimate

    Off the plans, with a written scope that says what is and is not included — scaffolding, substrate prep, bands and reveals, sealant, who supplies what.

  2. Pre-start detail review

    We look at the window flashing, the roof-to-wall kickouts and the deck ledger details before we are standing on the scaffold. Problems found here cost a conversation; found later they cost a callback.

  3. Sequencing with the other trades

    Mason, roofer, window installer and trim carpenter all intersect with this scope. We agree the order up front so nobody is waiting on nobody.

  4. Lath, base coats and cure

    Barrier, lath, flashing and accessories, then the base coats, rodded flat and given the cure time the material actually needs.

  5. Finish coat

    Texture and color to the approved sample, run elevation by elevation with the same crew so it is consistent all the way around the house.

  6. Punch and close out

    We walk it with you, clear the punch list, and get off the site so the next trade can start.

Do you work directly for builders and GCs?

Yes — we take on new construction for builders and general contractors, alongside work for homeowners building their own house.

Can you quote from plans?

Yes. Send the elevations and the exterior spec and we will take off from them, then confirm on site before anything starts.

Will you coordinate with our mason?

We expect to. Most of our new-construction work is stucco alongside natural stone, and the transitions, water-table lines and reveals only land correctly if the two trades agree the sequence in advance.
