That variety means most of our work here starts with establishing what we are actually looking at. An original stucco wall from 1915, a 1970s re-coat over it, and an EIFS addition from 2002 can all be on the same house, and they fail in three different ways. We work out which is which before we quote, because the repair is different in each case.

The other recurring theme here is water management on mature lots. Decades of landscaping, added patios and reworked downspouts have a way of putting water somewhere the original builder never intended, and the wall is usually the thing that tells you.
