Stucco, EIFS & Painting in Oak Park & River Forest, IL

Oak Park and River Forest have some of the most significant stucco architecture in the country. The Prairie School used stucco-and-wood-trim as a defining material, and the Frank Lloyd Wright–Prairie School of Architecture Historic District is full of houses where the stucco field is not a finish choice — it is the design. Add the Tudor Revivals and American Foursquares either side of it and you have a village where a lot of the exterior work is restoration rather than replacement.

Working in Oak Park

That changes the job. A century-old stucco wall was built without a weep screed, without casing bead, and often over wood lath, and it has usually been repaired and repainted several times by people who were not thinking about how the wall dries. Our work here is mostly careful: find where the water is getting in, cut back to sound material, rebuild the assembly, and then match a texture that was laid by hand a hundred years ago.

We also do the ordinary work — exterior repaints, additions, garages and coach houses, and new stucco on the occasional infill build in River Forest. But the restoration side is what Oak Park actually needs, and it is work we take seriously.

Oak Park specifics

What we tend to find on Oak Park houses

Every town in Chicagoland has its own housing stock and its own weather exposure. These are the things that come up here.

  • Original stucco with no drainage detail

Pre-war walls have no weep screed and no drainage plane. Water that gets in has to get out through the wall itself, which is why coating one of these elevations with a non-breathable paint causes more damage than it prevents.

  • Texture matching on historic elevations

A hand-floated 1910 texture is not a product you can buy. We sample against the surviving wall and keep adjusting until the patch disappears, and we break the repair at a corner or a trim line rather than mid-field.

  • Stucco meeting wood trim

Prairie and Tudor elevations are full of junctions where stucco dies into a wood band. Those joints move at different rates and they are the first place water finds a way in — so they get sealed properly, not filled with whatever is open on the truck.
