The work

Exterior paint in this climate has a hard job. It goes on in summer heat, sits through a winter of freeze-thaw, and gets hit by sun on one elevation and almost none on another. Whether it is still intact in five years is decided almost entirely by what happened before the first coat went on.

So that is where we spend the time: washing, scraping back to a sound edge, treating and spot-priming bare areas, sealing the joints that have opened, and letting a surface dry out properly before we coat it. We paint a lot of stucco and masonry, which brings its own rule — those walls need to breathe, so they get a vapor-permeable masonry coating rather than whatever happened to be on the truck.

Our process

How an exterior repaint runs

Each stage is written down in the estimate, so you know what is happening on your house and roughly when.

  1. Free estimate and color

    We walk the elevations, note what needs repair before paint, and write a scope that says exactly what gets coated and how many coats. Color samples go on the actual wall, not on a card.

  2. Protect the site

    Plants, walks, drives, roofs, windows and light fixtures get covered and masked before anything is opened.

  3. Wash and dry

    Surfaces are cleaned of dirt, chalk and anything growing on them, then given time to dry. Coating a damp masonry wall is the fastest way to lose the job.

  4. Repair and prep

    Loose material scraped back to a sound edge, cracks and open joints filled or sealed, bare and chalky areas spot-primed, and any failed caulk cut out and replaced.

  5. Coat it

    Breathable masonry coatings on stucco and masonry; the right trim and siding products everywhere else. Applied at the spread rate the manufacturer specifies rather than stretched.

  6. Clean up and walk it

    Everything comes off, the site is swept, and we walk the house with you before the ladders go on the truck.

Things people ask us about this

When is the right time of year to paint outside in Chicago?

Late spring through early fall gives the most reliable temperature and humidity window. Products have minimum application temperatures and surfaces need to be dry, so we would rather schedule you properly than coat a wall that is not ready.

Can stucco be painted?

Yes, with a breathable masonry coating. It is also worth asking whether a new finish coat would serve you better — on a tired stucco elevation that is sometimes the longer-lasting answer, and we will tell you when we think so.

Do you repair before you paint?

Where the surface needs it, yes — cracks, failed sealant and damaged stucco are dealt with as part of the scope rather than painted over.
