Chicago is really several jobs. There is the bungalow belt — Portage Park, Jefferson Park, Norwood Park, Garfield Ridge, Beverly — where stucco shows up on dormers, rear elevations, garages and coach houses, and where most of the work is repair. There are the greystones and two-flats on the north and west sides. And there are the gut rehabs and infill new builds in Logan Square, Bucktown, Wicker Park and the West Loop, where the spec is usually a flat smooth stucco field in a dark or off-white color.

What the city has in common across all of it is the site. Lots are narrow, gangways are tight, there is often no driveway, access is through an alley, and parkway trees and permits are part of the plan rather than an inconvenience. We would rather work that out before we quote than discover it on the first morning.

Chicago walls also take a particular beating. Snow gets piled against them, road salt reaches further up than people expect, and a gangway elevation two feet from the neighbor's wall barely sees the sun from November to March. That is why so much of the city's stucco fails from the bottom up.

Every town in Chicagoland has its own housing stock and its own weather exposure. These are the things that come up here.

  • Gangways and tight sites

    Narrow side yards, alley access and no place to stage material. That is a planning problem, and planning it properly is why a job runs rather than stalls.

  • Salt, snow and the bottom of the wall

    Piled snow and road salt attack the lowest few feet hardest, and a shaded gangway never dries out. Base-of-wall repair plus a proper weep detail is what those walls usually need.

  • Modern smooth stucco on rehabs

    The flat, dark, unbroken stucco elevation on a rehab or infill build has nowhere to hide. It needs a flat brown coat, one crew and planned stop lines, or it reads cheap from across the street.
